01 · Set a comfortable budget

Separate the down payment, closing costs, moving expenses and reserves. Include taxes, insurance, HOA dues, maintenance and everyday spending in your monthly plan. Check both what a lender may approve and what feels comfortable for your household.

02 · Compare like-for-like loan options

Ask lenders about documentation and financing options. Compare offers using the same loan amount, term and type. Review rates, fees and projected payments on the formal Loan Estimate rather than relying on a headline quote.

03 · Look closely before committing

Use your priorities to shortlist homes and discuss representation and the purchase process with your agent. Once under contract, review disclosures and arrange inspections within the agreed deadlines. Bring unresolved concerns to the appropriate qualified professional.

04 · Review the final details

Compare the Closing Disclosure with your latest Loan Estimate, including loan terms, monthly payments, fees and cash to close. Ask the lender or closing team about differences, and coordinate the final walkthrough, keys and move-in arrangements.

General educational information. Your transaction, financing and tax position require property-specific review with the appropriate professionals.
