01 · Cash to close goes beyond the down payment

A transaction can include loan charges, third-party services, prepaid items and escrow funding. Use the documents supplied by your lender and closing team for property-specific figures. Budget separately for moving and immediate needs after closing.

02 · Build a complete monthly picture

Principal and interest are only part of the picture. Consider property taxes, insurance, any mortgage insurance, HOA dues, utilities and upkeep. A calculator helps compare scenarios; confirm actual figures in lender, insurer and association documents.

03 · Review the property's actual tax details

In California, a change of ownership or completed new construction can trigger a supplemental assessment and additional tax bills. Orange County Mello-Roos items can appear under Special Assessment Charges. A previous owner's bill is not necessarily your future tax budget.

04 · Leave room for the unexpected

Plan reserves for routine upkeep, replacement equipment and unexpected repairs. Review inspection findings, equipment age and HOA documents to identify possible near-term expenses. Compare the attention and cash each home may need after move-in as well as its price.
